Glendale sits entirely within the Cherry Creek corridor, surrounded by Denver on all sides, and its housing stock reflects that urban density. Most properties here are condos and multifamily units built decades ago, not single-family homes. That context matters when it comes to hardwood flooring installation. Brothers Flooring has been serving this corridor for 30 years, and we understand what a Glendale project actually involves: concrete subfloors, condo association requirements, and renovation goals that range from resale preparation to between-tenant upgrades. We are NWFA-certified craftsmen, and every worker on your job is a trusted, insured employee.
Most hardwood flooring installations in Glendale begin with a concrete subfloor, and that changes the process significantly. The 1970s-era multifamily buildings that define this city’s housing stock require moisture testing, proper subfloor assessment, and installation methods suited to concrete construction rather than traditional wood framing.
Before any hardwood goes down, we test for moisture and assess the slab for level and integrity. In Glendale’s older buildings, self-leveling compound is often needed before installation begins. Glue-down engineered hardwood is the standard solution for concrete, and it performs well in Colorado’s dry climate as long as the subfloor is properly prepared. Skipping these steps is where installations fail.
Colorado’s heating season drives indoor humidity low, even inside insulated multifamily buildings. Hardwood must acclimate to the specific conditions of the unit before installation begins. We follow NWFA acclimation protocols on every project to ensure the wood stabilizes correctly and the finished floor holds up over time.
Condo associations in Glendale and across the Cherry Creek corridor routinely require minimum Impact Insulation Class (IIC) and Sound Transmission Class (STC) ratings for any flooring installed over a shared structure. Choosing the wrong underlayment can result in a failed inspection or a dispute with your HOA. We verify your association’s flooring requirements before installation begins and select underlayment that meets the required ratings, so there are no surprises after the work is done. If you are planning a condo renovation and are unsure of your building’s rules, we can help you work through that before committing to a product.
For Glendale condo owners and property managers, this decision usually comes down to three things: subfloor type, intended use, and resale or rental goals. Solid hardwood is rarely the right answer over concrete. Engineered hardwood handles concrete subfloors well, offers real wood character, and adds genuine resale value to units near Cherry Creek where buyers have clear expectations about finish quality. LVP is a practical choice for rental units where durability and low maintenance take priority over premium appeal. Wide-plank engineered oak in natural or warm medium tones continues to perform well in the Cherry Creek corridor resale market. We will give you a direct recommendation based on your specific unit and goals, not a sales pitch.
Whether you are a condo owner updating before a sale or a property manager refreshing a unit between tenants, we handle every phase of hardwood flooring work.
Our installation process covers subfloor preparation, moisture testing, acclimation, and full installation using methods appropriate for the specific building and product. We do not move to the next job while yours is in progress. We stay until the work is finished and you are satisfied.
Many 1970s-era Glendale units still have original hardwood beneath layers of finish or even carpet. Our 97% dust-free sanding system and water-based, non-toxic finishes make hardwood flooring refinishing practical in occupied buildings. No need to vacate, and no toxic fumes to manage around neighbors.
Condo renovations often involve one or two rooms rather than a full unit. We handle hardwood flooring repair and species and stain matching so new work integrates cleanly with what is already there. Matching original 1970s-era flooring takes real expertise, and it is work we do routinely.
We serve Glendale and the surrounding Cherry Creek corridor, including properties along South Colorado Boulevard, Cherry Creek Drive South, and the neighborhoods adjacent to Infinity Park and the Cherry Creek Trail. Glendale is technically an Arapahoe County city despite being surrounded by Denver, and many residents list a Cherry Creek or Denver address. Wherever your property falls in this corridor, we know the buildings and we know the work.
We require no upfront deposit. Payment is due the morning of the final coat. Our A+ BBB rating and three-time “Best in Safety” recognition reflect the way we run every project, including the concrete subfloor work and condo installations that define most Glendale jobs. We have been recommended by Tom Martino, and we have earned that endorsement by doing the work correctly the first time.

“Wow- Brothers Flooring did incredible work on our 1920s house with a mid-century addition. We pulled up some terribly installed vinyl, planning to install laminate instead, and were thrilled to discover original hardwood underneath! However, several wood flooring specialty contractors declined to take on the job and encouraged us to start over with all new wood on top of the original planks, mostly due to damage to some of the unusual boards (2" wide by 1/2" thick tongue-in-groove red oak vs. modern 2.25" wide by 3/4" thick boards), some very weird and uneven subfloor from who knows when, and our desire to extend the wood flooring to include the kitchen area, which previously had stick-on tile with crappy vinyl on top. Enter Brothers Flooring, my last hope to keep the original wood: they arrived on-time for the estimate and talked through our options for addressing the complex subfloor situation, damaged portions of unusual boards, and our hope to extend the wood to include the open kitchen area. They were quickly able to special-order the uncommon wood and were clear in communicating the timeline, allowing us to plan around when work would begin. Chad did all of the work on our floors, and I see why he's the go-to guy for such complex jobs! He has been doing this for almost as long as I've been alive, and the experience shows in how he was able to make our uneven subfloor meld with the existing floor, braid in new boards to replace damaged portions, work with the addition, and carefully sand down the thin original wood to give it a beautiful finish. Chad was clear in communicating the plan, gave ample updates on progress, and answered the many questions I had throughout the process. Our house feels so much brighter, warmer, and we are so glad we were able to keep the original hardwood floors! I highly recommend Brothers Flooring for any project you have.”
“We recently had a major flooring project completed by Brothers Flooring and are thrilled with the outcome. The entire experience, from initial consultation to final inspection, was exceptional, and the results have exceeded our expectations! A huge part of this success is thanks to our technician, Chad! Chad's attention to detail was truly remarkable. He was incredibly meticulous and thorough, demonstrating a clear commitment to quality by taking great care throughout the entire installation process. This level of precision gave us complete confidence in the work being done. Beyond his technical skill, Chad was a pleasure to work with. He was professional, personable, and made the whole process stress-free. He was easy to work with and patiently addressed all our questions and concerns, ensuring we understood every step. The finished floors are absolutely beautiful and instantly elevated the look and feel of our home! We highly recommend Brothers Flooring and specifically commend Chad for his outstanding service.”
“Brothers did a fabulous job! Marco was great to work with during the process. He answered all my questions, no matter how many, and kept me informed on the progress, start and finish times every day. My new floor is beautiful and being laced into the existing kitchen/dining and entry hardwoods makes them look like one floor. Every one I worked with from estimate to completion was wonderful. I would recommend Brothers to anyone and can’t wait to show off my new floor to family and friends.”
“We just had Brothers Flooring add hardwood flooring into our home. I highly recommend them. The whole experience from a competitive quote, quality materials, to outstanding workmanship. We are so happy with the outcome. I also don’t think I’ve seen anyone work harder than Anthony did throughout the entire job! Each day he arrived punctually, informed me about the jobs he would be completing that day, and time frames needed for drying etc. Thank you so much!”
“We had Brothers Flooring install hardwood on our main floor and then had them come back and install hardwood on our stairs and LVP on our second floor. We absolutely love our new floors! Marco went above and beyond! He was so professional, and we loved working with him. We couldn’t be happier, and would highly recommend them.”
