Around Denver, luxury vinyl plank installed generally runs about $5 to $12 per square foot including materials and labor. Mid-grade planks land around $5 to $8, thick-core premium planks around $9 to $12. That is well under new hardwood at $8 to $25, and it is the market range, not a quote for your house. The plank’s wear layer, the core, the subfloor prep, and what has to come out first decide where your job lands.
Denver hardwood floors since 1994. We install LVP too, and we will tell you when it is the right call.
The plank. Wear layer thickness is what you are paying for. Thin wear layers scratch through and cannot be fixed. Thicker ones last. Rigid-core planks cost more than flexible ones and handle Colorado temperature swings and imperfect subfloors better.
Subfloor prep. LVP telegraphs whatever is under it. A concrete slab with humps, or a plywood subfloor with ridges, needs leveling before the planks go down, and that is its own line item.
Tear-out. Carpet is quick. Tile and glued-down flooring are not.
Layout. Open rooms are efficient. Lots of closets, transitions, and angles mean more cuts.
Stairs. Quoted per step, separately, and LVP stairs need matching nosing pieces.

Basements, laundry rooms, mudrooms, and rentals. Anywhere a supply line failure or a wet winter boot is a matter of when, LVP is the honest recommendation. It goes down fast, it is waterproof, and modern LVP looks far better than the vinyl of twenty years ago. It also makes sense on a five-year horizon or in a house you are preparing to sell.
Where it is the wrong call is a main level in a house you intend to keep for decades. When the wear layer goes through, that is the end of the floor. You cannot sand it. Hardwood costs more on day one and gives you a brand-new floor every time it is refinished. Think in dollars per year of service, not dollars per square foot. The full pricing guide walks through that math.
We measure, check the subfloor, and give you a written number that does not move unless you change the scope. Free, no obligation. We install both LVP and hardwood, so we have no reason to steer you toward one.

Up front, yes, usually by a wide margin. Over thirty years, hardwood often wins because it can be refinished instead of replaced.
Not really. Damaged planks get replaced. Damage in the middle of a room means living with it or pulling planks.
Yes. It is waterproof and handles concrete slabs well with proper prep. It is the floor we recommend most often below grade.
Yes. It shows every hump and ridge underneath. Leveling is often part of the job and is priced separately.
